Raywood Manor Community Standards
Community standards are simply local norms indicating acceptable conduct. For a neighborhood, having a list of community standards reflects the community’s values. Ideally, community standards allows each resident to participate in common guidelines that keep a community beautiful, well-maintained and vibrant. The Home Owners Association (HOA) of Raywood Manor would like to share the community standards for this neighborhood. Our desire is to protect each homeowner’s investment and hold up the perceived value of living in our community.
We want to share the following basic community standards for home and yard maintenance: Community Standards for Home and Yard Maintenance of lawns, fences and sidewalks (including trees and planting areas) on each lot is the responsibility of the owner/occupant. This includes the side street areas on corner lots. The entrance to the Courts (our gated area) is maintained by the HOA.
1. Lawns are to be cut and trimmed. Grass should be mowed weekly and is to be either bagged or finely mulched. Lawns need to be edged to prevent over growth of grass onto sidewalks and curbs.
2. Any weeds that should pop up in the cracks in expansion joints around the curbs or in the sidewalks should be removed.
3. Fences that are stained or painted are required to be maintained at all times, to prevent looking unkept. Broken pickets should be replaced in a timely manner.
4. Any lawns, grass strips, or planting beds visible from the adjacent roads must be well maintained. (Watering is encouraged, but not forced. Raywood Manor will follow any mandatory odd/even watering schedule as set by the City of Oklahoma City.) Optimal saturation occurs when you program your sprinkler system to begin and finish before sunrise.
5. Areas visible from adjacent roads should be covered by lawn, ground-cover, and/or mulch. Please do not allow any dirt expanses exposed for long periods of time.
6. Trees, shrubs and other planting needs to be trimmed to allow unhindered passage on sidewalks. Dead trees, shrubs or other plantings should be removed by the owner/occupant.
7. As stated in the C&R, all homes are required to have One (1) 3.5 inch trunk width (side to side-not circumference) tree or Two (2) 1.5 inch truck width trees on the front of the lot. Trees can be planted in the front yard or in landscaping beds or a combination of both areas.
8. Store all lawn equipment, debris and toys off the yard by the end of the day. Garden hoses need to be coiled on hose reels/racks or stored out of view.
9. Keep your house in a good state of repair. This includes paint, brickwork, windows, doors, and roofs. Please remember that most improvements or changes must have the approval of the Design Review Board.
