  • chevron_rightCan the clubhouse or park be reserved?
    Yes, as a resident of Raywood Manor you have the ability to reserve the Clubhouse and/or Park.  You must have dues paid for the current calendar year and no active violations.  Reservations must be made at least 2 weeks in advance and a reservation deposit is required.   No major holidays will be available for reservations at either the park or clubhouse.

    Raywood Manor Community Standards

    Community standards are simply local norms indicating acceptable conduct. For a neighborhood, having a list of community standards reflects the community’s values. Ideally, community standards allows each resident to participate in common guidelines that keep a community beautiful, well-maintained and vibrant. The Home Owners Association (HOA) of Raywood Manor would like to share the community standards for this neighborhood. Our desire is to protect each homeowner’s investment and hold up the perceived value of living in our community.

    We want to share the following basic community standards for home and yard maintenance: Community Standards for Home and Yard Maintenance of lawns, fences and sidewalks (including trees and planting areas) on each lot is the responsibility of the owner/occupant. This includes the side street areas on corner lots. The entrance to the Courts (our gated area) is maintained by the HOA.

    1. Lawns are to be cut and trimmed. Grass should be mowed weekly and is to be either bagged or finely mulched. Lawns need to be edged to prevent over growth of grass onto sidewalks and curbs.

    2. Any weeds that should pop up in the cracks in expansion joints around the curbs or in the sidewalks should be removed.

    3. Fences that are stained or painted are required to be maintained at all times, to prevent looking unkept. Broken pickets should be replaced in a timely manner.

    4. Any lawns, grass strips, or planting beds visible from the adjacent roads must be well maintained. (Watering is encouraged, but not forced. Raywood Manor will follow any mandatory odd/even watering schedule as set by the City of Oklahoma City.) Optimal saturation occurs when you program your sprinkler system to begin and finish before sunrise.

    5. Areas visible from adjacent roads should be covered by lawn, ground-cover, and/or mulch. Please do not allow any dirt expanses exposed for long periods of time.

    6. Trees, shrubs and other planting needs to be trimmed to allow unhindered passage on sidewalks. Dead trees, shrubs or other plantings should be removed by the owner/occupant.

    7. As stated in the C&R, all homes are required to have One (1) 3.5 inch trunk width (side to side-not circumference) tree or Two (2) 1.5 inch truck width trees on the front of the lot. Trees can be planted in the front yard or in landscaping beds or a combination of both areas.

    8. Store all lawn equipment, debris and toys off the yard by the end of the day. Garden hoses need to be coiled on hose reels/racks or stored out of view.

    9. Keep your house in a good state of repair. This includes paint, brickwork, windows, doors, and roofs. Please remember that most improvements or changes must have the approval of the Design Review Board.

    Please contact the HOA Board.  Go to the Contact Us tab on the Home page of this website to submit a notice of violation email.  Please provide the resident address, a description of the violation and the date you noticed the violation.  Your anonymity is protected.
Gated Area - The Courts
  • chevron_rightMain Access Gates
    The gates are permanently closed in response to a majority of homeowners requesting the gates to be permanently closed. Homeowners moved into the Courts for the additional security provided by closed gates. The reason the gates were left open in the past was to grant access for the construction of new homes. This access is no longer required.
     
    Remotes:  Homeowners were issued remotes that will operate the gates. It is suggested that remotes now be used to open the gates as needed if you do not want to use the keypad/code. If your realtor or builder did not inform you or provide you with a remote, please email the HOA Board by clicking on the Contact Us tab on this website Home Page to request a code &/or remote. Remotes can be purchased for $50.00 each. If you are currently in possession of a remote(s) but require additional remotes, those will also be $50/each.
     
    School Age Children:  Children going to school in the morning or returning from school in the afternoon can use the keypad or a remote to open the entrance gate or the keypad on the pedestrian gates to return home.
     
    Access Code: Please type the code in slowly and wait for the gates to open.  Typing in the code rapidly or multiple times will cause the system to shut down for a brief period in order to reset.
     
    If residents want to give their private code or the general code that works the gate keypad to friends, family & other Raywood residents to allow them access, you are welcomed to do so at your discretion.     Deliveries:  Fed Ex informed us that they have a place on their form and website for a person to provide a gate code for deliveries. UPS has been given a code which they will use for deliveries.
     
    Sale of home:  If anyone is selling a home and is having an Open House, please notify the Board via the Contact Us tab on the website and arrangements can be made to open the gates to provide access for that day & times.
     
    Garage/Estate Sales:  If anyone desires to hold a garage/estate sale, please notify the Board via the Contact Us tab on the website and arrangements can be made to open the gates to provide access on specific days & times.
     
    Garbage/Recycling Collection:  The Garbage & Recycling trucks have a code they use for gate entry for garbage and recycling collection on Mondays or alternate collection dates.

     
  • chevron_rightPedestrian Gates
    The system installed on the pedestrian gates allows you to exit without a code utilizing a handle to exit. The system is self-closing and locking.

    To enter, there is a keypad which uses generic code on entry side of both pedestrian gates. This enables pedestrians to enter without going into the street. The gates will self-close and lock after entry.

HOA Board
  • chevron_rightHow are HOA Board Members selected?
    HOA Board members are currently appointed & volunteer their time, expertise & knowledge in a Board capacity to serve the community, advocate for homeowners, be good stewards of the HOA's finances & enforce covenant violations & restrictions as needed.
  • chevron_rightWhen are HOA Board meetings held?
    The HOA Board meets in a closed meeting once per month.  An open meeting for the community to attend will be held once per year beginning in 2017.  The open meeting date is determined by the HOA Board. The community will be notified of the date, time and place on this website, via email to all residents registered on the website & on the Raywood Manor Community Association Facebook page.  Meetings are subject to change &/or cancelation at the Board's discretion.

HOA Dues
  • chevron_rightHow is the amount of HOA dues set?
    Dues are set by the Raywood Manor Board of Directors and the Developers of Raywood Manor in accordance to the community amenities.  The Dues were set when the development begun with the main phases set at $350 per year and $500 for the gated section.  To date dues have not been raised since Raywood Manor began construction. 
  • chevron_rightWhen are HOA dues payable?
    Dues are payable by January 1st of each calendar year. Invoices will be mailed in December.  If dues are not paid on or before January 31st, a late fee in the amount of 10% of the assessed dues will be applied and charged.

  • chevron_rightCan I pay my Dues via the website?
    No, at this time we are not accepting dues paid via the Raywood Manor Community Association website.  To enable this feature would add extra cost to the residents, as well as add another layer of security.  At this time, all dues must be paid by check, cashiers check or money order.

Lease or Lease-Purchase of Residence
  • chevron_rightCan I lease or lease-purchase my home?
    Per the updated Restrictions and Covenants, leasing is prohibited in all phases of Raywood Manor.  If a property was allowed to be leased prior to the updated Restrictions and Covenants, it will have been grandfathered in and allowed as a lease property. Once that property is sold, then full compliance of current Restriction and Covenants are applied and the property can no longer be used as a rental property.
Outbuildings & Other Structures
  • chevron_rightAre Outbuildings/Storage Sheds & Other Structures Allowed?
    Yes. Outbuildings, storage sheds, pergolas, play equipment, etc. are allowed. Rubber or hard plastic outbuildings or storage sheds are not allowed.  
  • chevron_rightAre there height & size restrictions on structures & play equipment?
    Yes. 
     
    Wood & Metal outbuildings are permitted provided they are no more than 6 ft. tall at the peak of the roof & no larger than 10 ft.x12 ft.  Outbuildings larger than 10 ft. x 12 ft. are allowed to a maximum of 12 ft.x20 ft. & must be bricked with the same color brick as installed on the lot residence.  All outbuildings must be roofed in the same color shingles, trimmed & painted as the same color as installed on the lot residence.
     
    Play & Sports equipment can be no taller than 10 ft unless approved by the Board of Directors. 
     
     
     
     
  • chevron_rightWhat is the process for getting approval of improvements, alterations or additions made to my home or lot?
    Prior to any improvements, alterations or additions made to the outside of your home or lot, a Design Review Application, a drawing with dimensions & a site plan must be submitted to the Board.  This is required for Structures such as storage buildings/sheds/greenhouses, pool/accessory buildings, exterior of home, pool, fencing, pergolas, outdoor kitchens, shutters, playsets/trampolines/forts, flagpoles, etc.  Also required for Landscaping on the front &/or sides of property that can be viewed from the street, including trees.  Design Review Applications will be reviewed within a ten (10) day timeframe. If you are needing your application to be reviewed sooner than 10 days, a "rush" service charge of $100.00 will be applied.  Payment must be submitted with your application &/or received prior to te review.  See Design Review Application under Residents: Documents & Forms for instructions and the application.
Play & Sports Equipment
  • chevron_rightAre basketball goals allowed?
    Yes.  However, they cannot be a permanent structure & must be put away from view each time play is finished.  Basketball goals must be properly maintained in good condition.
Pool
  • chevron_rightWhen is the pool open?
    The pool will be open from Memorial Day weekend to Labor Day weekend for the swimming season.
     
    Swimming is at your own risk as Raywood Manor HOA does not provide a lifeguard.
     
    Pool hours are:
    6:00 am - 10:00 am for exercise
    10:00 am - 9:00 pm for regular activities 
     
    Children age 15 and under must be accompanied by someone age 16 or older.
     
    Oversized inflatables are not allowed in the pool due to space & safety concerns.

    The pool cannot be reserved.
  • chevron_rightWho do I contact to obtain a pool fob or a replacement if it should stop working or gets lost?
    Please email the HOA Board by clicking on the Contact Us tab on this website Home Page choose the Pool Fob option from the drop down menu.
     
    Pool fobs can be purchased for $25.00 each due at the time of delivery or pick-up. Only one (1) fob per property/lot is allowed. Once the request is received, a Board Member will contact you to arrange a date & time to meet to deliver the fob.
     
    If you are needing a replacement fob for any reason, the cost is $25.00, due at the time of delivery of the replacement fob.
Sale of Residence
  • chevron_rightWhat do I need to do if I am selling my home?
    You must give the Board fourteen (14) days prior written notice of the name and address of the purchaser, the date you are vacating, the date the new owners take possession and the address where you are relocating.  You must also return your pool fob to the Developers for deactivation. 
    Please see Article 16 of the Covenants below.
     
    Article 16 Changes in Ownership of Lots. Any Owner desiring to sell or otherwise transfer title to a Lot shall give the Board at least fourteen (14) days' prior written notice of the name and address of the purchaser or transferee, the date of such transfer of title, and such other information as the Board may reasonably require.
    The transferor shall continue to be jointly and severally responsible with the transferee for all obligations of the Owner of the Lot, including assessment obligations, until the date upon which such notice is received by the Board or the date title transfers, whichever is later.

Trash Receptacles
  • chevron_rightWhat are the acceptable locations for trash & recycling can placement?
    Trash & Recycling receptacles must be kept out of site & located either in the garage or behind your fence.  Trash & Recycling cans can be set out the night before trash/recycling pickup. Currently for Raywood Manor, trash/recycling pickup is on Monday.  We do ask that trash and recycling receptacles are removed from the curbside by the following morning of pick up.  
     
    Big Trash day occurs once a month. The date for this is stated on your water bill/statement from the City of Oklahoma City.  Please note that big/bulky items can be placed curbside up to 3 days prior to the designated pick up date and not before.
Website
